The goal of the VIB is to provide you with access to the highest number and quality of island and island-like properties that reasonably match your specified criteria, or a private service designed to connect property sellers with potential interested buyers. By registering with this website, you agree to the following Terms of Use and Services (Terms). PII reserves the right to alter, change or modify said Terms at sole discretion. Any alterations to the Terms are effective immediately upon publication on the VIB website virtualislandbroker.com (“website”).

Registration with VIB and agreement with these terms does not constitute a legal, fiduciary or broker-client relationship between yourself and PII or any related company. Any properties submitted to the Virtual Island Broker that are currently “public” listings, including but not limited to those already listed in web-based listing services, those possessing websites, or featured in the media as “for sale” properties, will automatically be submitted to the Private Islands Online marketplace unless other arrangements have been discussed with PII.

All Website content, information, text and imagery are under the legal ownership and copyright of PII. You agree not to copy, distribute or otherwise reproduce said data for purposes other than personal use without the explicit permission of PII. You may not use or incorporate any content contained within the Website in any other website for any reason without prior written consent of PII. Violation of said Terms will result in the immediate termination of the account in question. PII reserves the right to terminate access to the Website and services for any reason and without notice.

Prohibited Uses

Users are prohibited from using this website under the following conditions and for the following purposes:

1. To attempt to gain access to realtor or owner contact details or property information for any purpose aside from acquiring information as a consumer.
2. To attempt to examine, decode, decipher or reverse engineer any aspect of the infrastructure, coding, or software comprising the Website.
3. Use of said Website in any way that generates an unreasonably large amount of stress on the infrastructure of the Website, including but not limited to spam.
4. To violate the laws of your country of jurisdiction or the laws of Ontario, Canada.

All Website content is provided “as is” and without guarantee, warranty or assurance either expressed or implicit, other than those required by law in Ontario, Canada. Neither PII nor affiliated companies offer any guarantee of results from using the Website. PII is not responsible or liable for any complications or damages (whether actual, punitive, or consequential) during or resulting from usage of the Website or transactions occurring through the use of the Website. Agreement with these terms means that you agree that the Website is used at the sole risk of the user. You agree not to hold PII or affiliated companies liable for any conduct, or damages resulting activities of, third-party usage of the Website. You agree to indemnify and hold entirely harmless PII and affiliate companies from any damages and expenses resulting from any violation by you of any of these Terms.
